We worked with Ryan to buy and sell a single family house. We had some slightly unusual timing requests (buy the new house, completely move out, renovate the old house, then sell), but he and his team were happy to accommodate. On the purchase, Ryan helped us prepare a very competitive offer that beat out 7 other offers and still got us under appraisal -- a huge win. His expertise on contingencies and target price range were excellent, and his responsiveness was tremendous. On the sale, we had some bad luck on the timing, putting the house on the market after rates had come up and the market cooled quite a bit. Ryan helped us navigate the various pitfalls of the changing market, and we eventually sold the house after some bad breaks. It took longer than we hoped, and was a lower sale price than we hoped especially considering some extra reno money we had to put in, but it was no fault of Ryans, and in fact Ryan helped us realize what we needed to do to sell it. Ryan was always cheerful, friendly, professional, and responsive -- just a delight to work with. Great, supportive team too that helped when Ryan had other commitments or was out of town for the weekend. Great realtor, great team, will HIGHLY recommend to anyone in Northern Virginia who asks.

I would highly recommend that anyone who is considering selling their existing home, or buying a new one, contact Damon Nicholas. I did so when I decided to sell my home and he did an outstanding job working with me from start to finish. Since it had been over fifteen years since I had last sold a home I had numerous questions, and Damon answered all of them as well as explaining the current market conditions which could impact the sale of my home. He offered some suggestions to consider on how to maximize the sale potential of my home, while considering my desire to keep any ?need to fix up? expenses low. I felt very confident in Damon?s suggestions and decided upon several which I now know definitely made a very positive impact on the higher than I expected sale price of my home. One issue worth noting is that during the time leading up to my home being placed on the market, and the sale four days later, I was often out of the area spending time at the new home I had already purchased almost four hundreds miles away. Damon and his team were very diligent in monitoring two improvements to the property which I knew definitely would be required prior to the home?s sale, and they took that burden away from me.

Many of us are living with some uncertainty these days, I can attest you will not find that with Aaron Nichols. In fact, you will find calm and immediate dedication to your cause of finding of new home. I was introduced to Aaron by one of daughters friends from the University of Virginia, Ryan Nicholas in December, 2022. I have known Ryan and his family for over 15 years and knew that once I met Aaron I could trust him as I have Ryan. I was relocating back to Virginia from Atlanta the week before Christmas. Aaron immediately assisted me with identifying my needs and wants for a home in NOVA. At this time I was seeking a rental and Aaron provided me the same level of dedication in my search as he would have if I were buying. He immediately began sending me daily listings of potential homes, while still remaining dedicated to his family and their holiday celebrations. We viewed homes everyday, to include Christmas Eve morning and the day after Christmas. By the afternoon of December 26 I had found my home. In less than one week the burden of the potential of living in a hotel in my 60s was lifted off of my shoulders by Aaron. Aaron was also able to recommend some local movers to assist me with my move in and has remained available to answer silly questions that I couldnt seem to find answers for on Google. When we decided to sell our home Ryan and his team were one of the three finalists for our realtor search. I asked all three companies several questions regarding their team?s sales experience, how many property closures the team had over the last 18 months, and what was their average sale to list price ratio. Ryan was the first one to provide a response to all my questions. Furthermore, Ryan was the only one to provide historical documentation showing the numbers that proves his company?s track record for home sales. That was the deciding factor for my family choosing Ryan and his team. We scheduled the initial meeting with Ryan and team. The meeting was very informative. During the meeting Ryan provided the listing price for our home and Ryan also provided the market data that supported the pricing strategy for our home. We walked through the home and Ryan provided suggestions prior to the arrival of their staging team. The staging team was very nice and provided valuable advice to ensure we staged our home in the most buyer friendly manner possible. The picture and video team were scheduled shortly after and the process was seamless. My family was very impressed with the pictures and the job done by the staging team. My family couldn?t believe that was our home in the photos. We listed and sold our home in 30 days. Ryan?s projections and strategy for the listing price for our home were correct and all offers we received favored our listing pricing. This was by far the best experience we have ever had with a realty company. Ryan kept my family informed at every turn and ensured we had the right information at every turn during the entire process. Ryan even made time to show up to the closing with us. That is the first time a realtor has ever been present at a closing with us. Ryan even recommended realtor connected with Coldwell at our new location. So far, our new home search in our new location is already off to a great start; thanks to Ryan. Thank you Ryan for all of your continued assistance.

Answered Questions

Does a room have to have a closet to be considered a bedroom?

It depends on your local county building codes. In my area, most people THINK you need a closet, but one is NOT required for a room to be a bedroom. In my county, the room has to be a minimum of 70 square feet, have egress back to the main part of the house (without having to go through another bedroom) and outside (if a window, the window has to be at least 5.7 sqft and no more than 44" off the ground). No closet requirement.
