I've been working with and coordinating preping my place to get on market with D for a few weeks now. He knows the Hoboken market very well and has been brutally honest with me and straight forward in guiding me of how to get my condo ready, and what is needed to satisfy buyer expectations and have my home looking the best it can. He's advised me with numerous visits, consulting me on what to do and next steps, and getting various vendors to get my condo ready. I'm grateful for his advice and guidance and I'm happy I'm working with him!

dale had sold us our condo a few years back and helped us get it with multiple offers in a bidding war. After we made some beautiful renovations we worked with him to list it because he knows the building and Hoboken market very well. He explained pricing options with us extensively, and we agreed to not over-price to avoid slow days on market during the end of summer. He helped us prepare what we needed to do to get the unit show ready, and then put together very sharp marketing for our listing! Photos were perfect and we got an unbelievable offer in the first week, had open houses for any other interested buyers, then went with the first offer! The sale process moved smoothly and Dale's business partner John assisted throughout from beginning to end which helped in our move/process to reassure we closed successfully, our condo appraised, and when we got the clear that our condo was closing we were so excited and grateful we worked with Dale again for an easy process and great results! Would definitely recommend!!
This has been our second time using Dale and John. They were both extremely responsive (less than a few hours every time!) and had amazing knowledge of a whole host of issues. I am writing to give a summary of my experience working with Dale Fior and John Younan for sale of my condo in Jersey City, and to give a heartfelt recommendation for Dale and John. I familiar with the Jersey City market, sales in my building, as well as the realtor landscape in Hudson county. In a nutshell, Dale and John are excellent and without doubt the top realtor in Hudson county. You want him on your side!The success of our condo sale largely attributable to our realtor (and manager) Dale Fior. We gave full discretion to Dale for preparation, marketing, pricing, and negotiation and told our vendors to go to Dale for all decisions. Throughout the process, Dale managed 90% of our fears, in-decisions, and complaints, and we only saw 10% of Dale's efforts.Throughout the last 3 years, we've visited almost every open house at the Saffron and we have seen many styles of realtors. Our conclusion is that real estate transactions (even seemingly cookie-cutter ones) are sales processes that need care. The better realtors are able to help source buyers for sellers from their network, properly manage expectations to prevent dealbreakers, and effectively broker the deal by not only involving speaking with the client but also with the opposing agents, vendors, building management, and the city (for certifications/permits). Dale marketed our unit in a way to accentuate its strengths and de-emphasize its shortcomings without ever misrepresenting; he is the top agent in Hudson County and thus knew how to highlight our building vs. others. We received a bid for our unit within 1 day of the first open house and we completed the transaction through the coronavirus lockdown period aEUR" all because of Dale.For contrast, the worse realtors are unable to answer detailed questions about the building and unable to flesh out buyers' irrational fears. There are even worse situations that I have encountered as a prospective buyer: for example: in multiple open-houses that I have visited, I encountered realtors who actually advised against their clients as attempts to win my business as a buyers agent.
I've used Dale to purchase multiple properties in Hoboken over the past decade and have enjoyed working with him. Not only did he work to understand my needs, but also was helpful if I strayed from my requirements in any way.
I worked with Dale to sell my condo at 1500 Wash-Hudson Tea in Hoboken. I had done extensive renovations to my unit and hoped to get top dollar for it. Dale's in-depth knowledge of the marketplace helped me obtain multiple offers over asking price, identify and select the most qualified buyer from those offers, and complete the transaction very smoothly. He's professional and personable, a great communicator and not afraid to invest that extra effort that keeps everything moving ahead without issues.
