About Christina Koher

I started at RE/MAX in February of 2016. Before I went into Real Estate, I was the Executive Director of the Angola Area Chamber of Commerce for 3 years. Although I loved that job, I prefer to help people more directly and that is what appealed to me about being a Realtor. I have 20+ years of experience in Marketing. I completed my Master of Business Administration in 2017 with a 5.92 GPA. I have two children, a daughter aged 18 and a son who is 15. I would be happy to explain what makes me different, and you can decide it I would be a good fit to sell your home: Communication: I am always available to my clients through phone, text, or email. I always return messages the same day. I always answer buyer inquiries and questions from other agents the same day. If I don't know the answer, you can be sure I know who to contact to get you the answer. I give my sellers bi-weekly updates on their property's online presence and same-day feedback after every showing. Pricing strategy: I do a thorough Comparative Market Analysis on your property to recommend a listing price, and what price I think it will sell for. Depending on your objectives (Do you need to sell quickly? Are you buying another home or moving out of the area?) we will cooperatively determine a strategic starting price. I will not promise you a 'pie in the sky' price for your home just to get a listing; homes sell fastest if they are priced competitively and realistically. Negotiation skills: This is my Ace. Negotiating purchase offers is about so many more factors than just price. Financing, time to close, inspections, repairs, home warranties, closing costs, surveys, contingencies--these are all aspects to leverage when working with an offer. While my goal is to get you the highest net from the sale of your home, sometimes a mix of all factors of the offer will be of the greatest benefit to you. Again, if I know your objectives, I can recommend how to best negotiate the terms of the deal that will not only benefit you, but also make your buyer feel like they have won too. I have several great examples of difficult negotiations that came out successful in the end. Marketing strategy: In addition to my many years of marketing experience, I employ a marketing coordinator, which exemplifies my commitment to making sure you get the most thorough marketing plan for selling your home. I make sure that I include as many photos of your property as the MLS will allow, and complete professional editing and photo enhancement to showcase your home. If the property is on a lake or has acreage or other visually unique features, I hire a professional photographer to do still photos and video by drone to capture every facet, so that prospective buyers can visualize walking through your home before they even step foot inside. I have even come to a property on several occasions to take photos if the weather is better or to get lighting just right. I write extensive descriptions in the comments that illustrate all the top features your home has to offer, as well as verbally paint a picture of what it's like to live there. I use many social media platforms to promote your listing, in addition to more than 60 real estate websites--and I monitor engagement and reach for all of these. If a property doesn't sell in the first 3-4 weeks on the market, I initiate a second wave a marketing, including Open Houses, boosted advertising, and possibly progressive price reductions if the market indicates its needed. I love working with buyers as well, and specialize in relocation and lake properties. I offer "every facet" transaction management, to guide you through the home buying process, mitigate stress, and serve as your advocate and advisor. Knowing your needs and objectives, I can strategically craft your purchase offer to give it the strongest chance of being accepted. It is crucial for all parties in a real estate transaction to work together -- regardless if they represent the buyer or seller-- for it to be successful. I regularly communicate with your lender, the title company, inspectors, the cooperating agent, and any other party involved in your transaction to ensure that there are the least number of issues and that we stay on track for closing. My goal is to provide unparalleled, superior service and create an excellent real estate experience for all my clients, so that they will enthusiastically recommend me to friends and colleagues.
