My responsibility to educate, counsel, support and assist is one I do not take lightly. I've put everything I have into building my real estate career, building up myself as someone that can be hired and trusted with the most important task my clients bring to me, and maintaining the relationships I build with my clients over the years. I've fought through the trenches and front-lines of the real estate war zone through the good times and through the downturn and learned the lessons about this industry that can't be taught in a classroom or with an on-line course. With that said, I set appropriate expectations with my clients, I do what I say I will, let my actions speak for themselves, and I don't take on a project that I can't do well. Let me break-down a few things about myself and the skill set I've developed through the years that will help me best represent your interest: I have worked full-time in various sectors of the industry for over 15 years including consulting, new construction and sales, land acquisition and development, residential home sales, investment and vacation property sales, and rehab/remodel fix-and-flip transactions. More than that, I have cultivated a comprehensive skill set (bag-of-tricks) I utilize to work through complications that can arise when dealing with the unique properties that most realtors don't want to mess with....for example: zoning, water rights, boundary disputes, percolation and soils tests, difficult marketing challenges and remote locations, easement issues, and challenges with code compliance. I understand the nuances of selling/transferring water shares and wells. I understand land surveying, slope analysis, soil conditions and and the impacts of various septic systems and ground water conditions. I have years of experience in the recreational real estate sector working through issues like access challenges, boundary disputes, zoning changes, national forest land leases. I have a large network of resources that I can utilize to resolve problems that arise when working through difficult sales, specifically when trying to resolve inspection/construction related issues, boundary disputes and marketing challenges. I understand construction and remodeling from my years as a Pre-Construction Manager and Sales manager for the largest home builders and neighborhood developments in Utah, and have general contracted the construction of my own Speculative homes. I currently have a large portfolio of both contractor and investor relationships that I work with to find, purchase, remodel, and flip investment properties. I hope you "get" that I "get it."
