1) What advice would you give a buyer trying to purchase a home?
Get prequalified first and stay within your budget. Consider paying an extra house payment once a year to go towards your principle. This will reduce your loan term tremendously and help you get your home paid off much faster than the long term.
2) What advice would you give a seller trying to sell their home?
De-clutter so as to show off your floor space and your home in the best possible light. Fresh paint is always a big plus. It gives your home a fresh appeal. Interview several realtors and choose one based on their track record of their number of years experience in the business, their sales price to list price ratio and number of days on the market. Some sellers make the mistake of going with the one who quotes them the highest price just to obtain the listing. Get the facts of how they arrived at that price and if there are not enough comparable sales then I would highly recommend obtaining a professional appraisal.
3) What types of clients have you worked with?
I have worked with first time home buyers, Sellers, Relocation, USAA, Estate/probate sales and move up buyers. I am also an REO agent for Bank of America.
4) Describe a recent transaction you are fond of. How did it go?
I recently helped a widow who was considering selling to an investor group for a low amount since her home needed repairs and she did not have the money to do them. After reviewing the comparable sales I asked her to give me a chance and that I wanted to go with the higher price the comps were showing and if it didn't work out she could always sell to the investment group for the lower price. She agreed and hired me. In one day I obtained seven offers for her...one all cash...as is.. and for over $21,000 more then she was expecting to receive from the investor company. She and I both hugged and said it was a blessing ...it was meant for us to work together. It was so rewarding knowing that she is going to have extra money left over to ease the burdens she has been under since her husband passed away and now begin to enjoy her retirement with more peace and at ease.
5) How did you get started in Real Estate?
I started as a receptionist in a real estate company and after 2 years decided to go into Real Estate. One of the wisest decisions I have ever made. It has been a wonderful and very fulfilling 40 year career.
6) Do you have any special education or training that will benefit your clients?
Our company encourages us to stay abreast of our ever changing business and offers us continuous training courses through out the year.
