It took Chuck 4 months (in Cooper City, an area in very high demand) to undersell our home by about $40,000-$50,000. Selling it at $536k when smaller homes in apparently worse condition and without any pool (much less a concrete, diamond brite $55k pool) were listing for about $585-599k. This shows lack of knowledge of the market trends and a total lack of vision. You'd have to do your own research and draw your own conclusions--you have no agent with Chuck in the true sense of the word. Be further ready to defend your property price with Chuck as he would point to all the negative features to bring the listing price down--easier to sell. Then, get ready for poor property description, e.g. expensive and intact travertine floors were renamed terrazzo, crown molding throughout the entire home--missing, jacuzzi bathtub--missing, granite countertops (not cheap tile or other substitutes) throughout the entire main home (excl. the efficiency), top rated Embassy Lakes Elementary School--missing. etc., etc.--these were not fixed despite several requests. Similar issues with the out-of-balance, twisted photographs--the house looked like a drunk. During the 4 months of having it on the market, nothing in the Zillow ad (we never saw the MLS description) was ever changed, improved or updated. It is what it is with Chuck and you'd get minimal representation for minimal results. As to responsiveness, after he proudly became the secretary of the Fla Assn of Realtors, it became even harder to get a hold of him for days, if not for weeks. Maggie, his secretary, was very responsive and that gets him a higher score in this area.I would not recommend Chuck. It's clear that he gets $21400 from poorly advertising my home and emailing documents and while we lost $40,000-$50,000, he only lost about $1600-$2000 from a potential commission for much more work to get decent results. Not a bad deal for Chuck, right.P.S. There is also the weird issue of listing our home as 5110 SW 101 Terrace and 5110 SW 101 Avenue.

Chuck came recommended and did not disappoint. He was personable, available, and reliable, with strong knowledge of contracts and legal issues related to real estate. Chuck was able to take our interests in conjunction with what we were looking to spend and was able to make strong recommendations in a timely manner to fit our needs. When the time came to make offers, he was quick to respond and helped each step of the way through closing. His assistance, and that of his staff (including Maggie Calcagano, who also helped immensely) was comforting and a huge advantage/asset, as we dealt with some issues late in the process with the seller and his agent.
