We worked exclusively with Cederick & Michelle Harris from June 2024 until mid February 2025. Their team did not actively market the home outside of the listing itself (which was full of errors that we needed to correct for them), not a single open house or additional marketing effort was made. In addition to this, we received barely any communication from them, and when approached about it they became aggressive towards us. After 6 months of the only "work" being done by their office being lowering the asking price repeatedly (from where THEY PRICED IT, we did not push for a higher amount), we finally received an offer. We agreed to all terms asked so we could close as quickly as possible, including 15K in concessions and a close date 53 days later to accommodate the buyers needs. The contract was negligently completed and we had to go back and forth with the realtors several times to get it corrected. Unbeknownst to us, they had made additional alterations to the contract including changing service providers we had agreed upon prior to issuing the contract, that were not shown to us but added post script through viewer privilege assignment by the realtor in DocuSign/authentisign. They never mentioned to us a change in title companies, and they knew we had already opened title with another company. The one they added to the contact post script contacted me a month after contract issuance about needing documents and that was the first time we were informed of this change. We explicitly requested to be notified when any inspections were to take place as the subject property is pier and beam and the temps were at freezing levels so we needed to make sure pipes were kept open, they confirmed they would do so. Not a single communication attempt was made by the realtors office to inform of any site visits, not a text, call, or email from their team in over a month. I reached out two weeks prior to our scheduled close date to see when the inspections would occur and see if we're on track for closing as we had not received a single update since the contract was signed. At that time, they stated all inspections were complete and they confirmed with the lender we were on track for closing as scheduled. I don't hear from them again after this. I reached out the day before closing as no one had scheduled a time to sign, and was informed by the title agent that they never received instructions from the lender. I inquired about the status with our agent and he was clueless, hadn't been in communication with anyone. The DAY of closing, we were informed the buyer didn't like his payment and wouldn't close. We were still waiting on a signed release to come back from the buyer, but asked the realtor to relist it as contract has since expired. He did not update any verbiage on the listing, retaining errors about offer being received from before the listing moved to pending status. Several days later he sent a text asking for another key to the home and shop as they have no idea who took them and couldn't even tell us who all accessed it or may have it. He found out there were no keys at the property when a new prospective buyer's realtor could not access the property to show it to their client, so they listed the home without checking to make sure they still had everything ready to go, the bare minimum needed for a showing - a key (not to mention their sign had been missing for weeks and they didn't bother to replace it). At the end, I had to get not only my real estate attorney involved, but also their managing partner, to eventually get to the end of the nightmare of working with this team. We did request.a listing agreement termination. I will not work with this team or ANY of their affiliations again. They did not provide any advice, negotiation suggestions, or even basic customer service. It was clear they did not care about us or our property, but we had hoped they would care enough about their commission to make sure we got to closing on time. They took no accountability for their actions and were completely dismissive of us until after we got management involved. Do yourself a favor and use a realtor that cares, not Cederick.

Cederick and Michelle provided such a WONDERFUL experience in our home selling process. Living in a different city than our property was a concern for us in trying to manage the prep work and sale and they were super communicative and provided support in all capacities. Way above and beyond anything we expected! They sold our home quickly and really went to bat for us in the process! I would highly recommend working with them for your home selling or buying needs!
