Catrina Russell is a rock star realtor and project manager! In August 2022, Jay Kahn passed away leaving a sizeable estate including a well-worn, well-loved oceanfront property to create a permanent charitable fund at San Diego Foundation. After interviewing several well-known and respected realtors, Catrina was the easy pick. She expressed deep appreciation for the home, knew Ocean Beach so well, and wished to do the best possible work to fund Jay's legacy. She committed herself, not some other staff members, to manage this property. She was "all in." Preparing the home to go to market took a lot (really, a lot) of work. Jay lived in the home for 50 years and left behind so many items that had to find new homes. She completely renovated an attached apartment, brought in estate liquidators and home stagers. She provided strategic recommendations for improvements (painting, toilet/appliance replacements, etc.) that would maximize the sale potential while at the same time limiting out-of-pocket investments. After several months of preparations, the home was gorgeous and was ready to invite high-net worth families to see what future dreams they might make in this once-in-a-lifetime opportunity. The before and after images/differences were jaw-dropping. Catrina managed to get offers at higher than asking (list price $5.9mm). With the best offer at $6mm cash and 30-day escrow, Catrina worked closely with the buyers to ensure escrow would close without any hiccups. Catrina devoted herself to this project and the results reflected her commitment and tenacity to do the best job possible for her clients. San Diego Foundation, the major beneficiary of Jay's estate, was so pleased with everything that Catrina did.
