Because the listing is pending, I suggest you have your Realtor contact the listing agent to see if they would accept a backup offer. Offers can still fall through prior to close. Good luck!

Can we negotiate on damage we don't see?

In Arizona, buyers have a 10 calendar day window to conduct their due diligence to inspect the property. The inspection period starts when the purchase contact is accepted by both parties. After the home inspection is completed the buyer can submit a Buyers Inspection Notice Sellers Response (BINSR) document to the seller. The BINSR lists items from the home inspection report that the buyer is asking the seller to correct and address prior to close of escrow.

Do I have to commit to just one agent??

After conducting your interviews, you should select one agent to work with who meets your needs. If you signed a Buyer Broker agreement with an agent then you've agreed to work exclusively with that broker. The Buyer Broker-Exclusive Employment Agreement is an employment contract.
