In late 2021, my wife and I came to the realization that we were finally financially prepared to buy a home-- at 2018 prices. In about three years, it seemed the Santa Ynez Valley had gone from a market where one could find a move-in ready house for $750,000 to a place where fixer-uppers were creeping toward the $1 million mark. Moreover, in the spring of 2022, when we finally got our down payment ducks in a row, mortgage interest rates were on the rise and threatening to price us out of a market that had limited housing inventory. We did not want to leave the Valley, as it had been our home since completion of graduate school and the place where our eight-year-old son had lived his entire life. But, even as we met Candice to tour the few homes that approximated our target price, we felt that we would likely remain renters if we hoped to remain local. Nonetheless, through the entire house-hunting process, Candice never steered us toward homes that were outside of our parameters (an affordable three bedroom in the valley, preferably with a yard). And the second that houses came on the market (and sometimes before they came on the market) we were sure to get texts or phone calls from Candice to inform us. She was equally quick to respond to any questions we shot in her direction. Particularly impressive about Candice was her extensive knowledge of market conditions, home construction, and the Santa Ynez valley in general. She raised her kids here, and we could tell that her knowledge of the area stemmed from the community roots she had established. After responding quite competently to my many anxiety-driven questions for about two months, Candices tenacity paid off. We toured a home that needed work but met almost all the items on our checklist. It had three bedrooms and an amazing yard, which came with fruit trees and a spectacular hillside view as bonuses. The asking price, however, was a challenge. After consulting with Candice, we threw a Hail Mary offer for $100,000 less than the seller was asking. The sellers agent asked for more, but Candice proved herself to be tough negotiator and stuck to our asking price, never coming to us with a counter offer from the seller. In early May, the home was ours. For the past few weeks, we have been working in the yard, cleaning, installing flooring, and painting. Pretty soon, this fixer-upper will be move-in ready. In months to come, it will be the home of our dreams. We have Candice to thank for it.
