My advice for buyers is simple, purchase as much home as you can comfortable afford. Don't set yourself up to be house poor. Work closely with a reputable Lender partner to insure you can safely afford the total monthly payment. Also make sure the lender has a good understanding of the correct closing costs and as close as possible what your Cash to Close will be.

First, I'd work with agents that are familiar with selling homes both in your area and price range. Also ask any agent you are interviewing to see past listings that they have successfully sold. Look at the listing for a complete detail of the property including, Very High Quality photographs by a professional. (Not just pics from their Apple phone). Look for details like room dimensions and details about the other important elements of the property.

When I first started I primarily worked with first time buyers. And as time when by they asked me to help them sell their home and purchase a move up property. About 60% of our annual business is repeat or referral business. These are either friends, relatives or our original clients that look to List / Sell and purchase a new home.

Probably our most fond memory is a young couple that lived right down the street from us. They asked me to help them sell their current row home, and purchase a detached home. We found a great home on the west side of Baltimore City and sold their row home. Then about 18 months later they realized how much they missed urban city life. We then sold the detached home, and assisted them in purchasing a condo in Locust Point. Then about 2 years passed and the husband got a new job down in Annapolis so we sold the Condo, and assisted them with another detached home down in Anne Arundel County. So far we have successfully conducted 6 transactions with this couple.

I was working for the Baltimore Orioles in Corporate Sales. My wife Roxanne already was an agent and suggested I get my license to help her with new Buyers and hold Open Houses for her listings. So during my spare time I took the Maryland Real Estate Agent Course and passed the test just as the Orioles 2010 season was ending. I left the O's right after Labor Day that year and passed the State and National exam on the first try and began my career as an agent in November of 2010.

Throughout my Realestate career, I've had the opportunity to take several specialization courses. I am an ABA (Accredited Buyer Representative), also a Certified New Home Specialist, a New Construction Specialist, a member of the Institute of Luxury Home Marketing and a Certified Luxury Home Marketing Specialist. And finally because I've been an agent for over 10 years, and have successfully conducted over 150 transactions and or over $1 mil in production per year, I qualify to get my CRS (Certified Residential Specialist). I look to take the necessary 16 hours of training over the summer and expect to have my official Certification by fall.
