We moved from Los Angeles to a beautiful new home in Timnath, Colorado. Ben Gyrath was an outstanding buyer?s agent; he exceeded our expectations and our experience with all of the agents that we have worked with in the past. He did an incredible job assisting and guiding us throughout our new home purchase. Ben was personally and professionally there for us every step of the way; from purchasing our new to be built home when it was only a bare lot, to the final finished product. Some may think that it isn?t necessary to have an agent in this type of scenario, however, Ben?s role was indispensable. He was very knowledgeable about the Fort Collins? area real estate market, which was highly important as we were moving here from out of state. It was eleven months from the time we signed our purchase agreement for our new home, until the day we closed. Our home was initially scheduled to be completed in November, such that we were to be in by Thanksgiving, however, due to Covid related delays in getting supplies and worker shortages, our home was not completed until March, some four months later. Ben was in it with us for the long haul. He always promptly returned phone calls whenever we had any questions or concerns during the almost year it took to complete our new home. He was our eyes and ears on the new home construction project as we were still living in LA. The extended completion date of our new home was ever changing due to the Covid related issues. We had already sold our home in Los Angeles, and needed to find a short term leased home in Fort Collins, while our delayed home was being completed. Ben presented us with a choice of corporate rentals, and let us chose the one that worked the best for our family. He then contacted the broker handling the rental for us. Once our home was completed, he continued to assist us in settling into our new residence, and continues to do so more than a month after we closed on the property. When we were considering who to go with for our home loan, Ben was able to direct us to a lender. He did a great job introducing us to a representative he knew in the loan department of a large nationally recognized bank that offered a mortgage interest rate lock, which allowed us to get a loan at an awesome interest rate. We were extremely happy with the service and guidance that Ben provided to us. His extensive real estate experience was indispensable in helping us to find the perfect new home in a beautiful location for our family. We were so lucky to find Ben and Joanna. We are from Arizona and flew in for the weekend to look at CSU Vet School. My daughter decided on Friday to go to CSU, so on Saturday, we started the process of house hunting. Gyrath noted I was looking on Zillo and contacted us directly. I was skeptical at first, but they were very friendly and knowledgeable. I took a chance and called Ben back a couple of hours later and he showed us a house Saturday afternoon! We looked at a few others as well, but ultimately, decided on the first house. He was amazing at negotiating the offer, arranging house inspection, repair work, and even correcting errors made by the sellers real estate agent! Ben was very quick to respond to our email and made the process of buying the house while we were out of state very easy. I highly recommend Gyrath - they are an amazing team.

Recommend 100%! We met Ben and Joanna through mutual friends who highly recommended working with them for real estate needs. Our friends have a high bar - so we knew if they recommended them, we wouldn?t be disappointed and that was absolutely the case. We were house hunting in a CRAZY market last year and the search for the perfect house was long but the payoff in the end made the journey worth it. I would love to say we were perfect clients, but we weren?t - we changed our budget, changed the location we wanted to live in, wanted a new build and then decided we wanted a house needing a lot of work? Basically, we changed our whole housing criteria numerous times! Ben never skipped a beat - he met us where we were at, provided his input and rolled with what we wanted. He stayed positive and incredibly optimistic - always willing to go the extra mile to give us support and encouragement in a stressful time. We quickly grew to trust him and his expertise. We knew he was always looking out for our best interest. One of the reasons I believe we secured the house we got was because of his relationship building skills - he?s well networked and highly respected within the real estate community. Other realtors want to work with him and that proves to be very advantageous for you as the buyer or seller. In our case, it allowed us to get under contract before the offer deadline and secure the house without a bidding war. A few final notes on our experience: 1. Ben was exceptional at pricing strategies - and provided guidance on what our max offer should be (ie. Ensuring we didn?t get in over our head). 2. Ben and Joanna both were available at a moments notice to go see a house or just to debrief and chat about questions. 3. Closing and everything leading up to it was so smooth because of how buttoned up and detail oriented Ben was. He didn?t miss anything :) 4. Both Ben and Joanna were a great resource - connecting us with contractors or others we might need recommendations for (ie. Home inspector). We couldn?t have done it without them and won?t use another real estate team in the future :) highly recommend!

Ben and Joanna were wonderful to work with the sale of our house in Fort Collins. They were so detail oriented with the pricing and staging of the house. They were with us every step of the way, were always available should we have a question, and quick to respond to our requests. We also had to work under COVID-19 restrictions and conduct the sale remotely due to relocating out of state. They helped us negotiate multiple offers and were extremely diligent, knowledgeable and supportive throughout the sale of our home.
