1) What advice would you give a buyer trying to purchase a home?
Choose a local lender and get pre-qualified so you know exactly what properties you can reasonably afford. If at all possible, never skip the home inspection. Ask your realtor for recommendations on choosing the right neighborhood to meet your needs, consider a home's resale value, and be prepared to walk away from a transaction if you don't feel comfortable with the terms.
2) What advice would you give a seller trying to sell their home?
Be prepared, and find a qualified real estate agent. Always ask for a competitive market analysis so you can make an informed decision with your realtor on the pricing of your property. The cleaner your house is, the more it will appear to be taken care of to potential buyers, so investing in a professional cleaning is never a bad idea. Make any obvious, needed repairs before listing. Curb appeal matters. Think carefully about how much you are willing to accept for your home so you don't make any snap decisions, and consider investing in a pre-inspection so you can avoid surprises, get top dollar for your home and speed up the negotiation process.
3) What types of clients have you worked with?
The Atha Team has worked with and specializes in representing buyers and sellers. They have streamlined the real estate transaction process to serve clients efficiently and with the best of care. Whether first time buyers/sellers or seasoned investors, the Atha Team has represented hundreds of clients successfully. The Team specializes in the latest technology to serve out of state clients with digitally delivered documents to make the process as seamless as possible.
4) Describe a recent transaction you are fond of. How did it go?
A transaction that went especially well was with a married couple who were employed as police officers in Montrose County. With four children and a dog, the family desired to sell their home and move so they could continue their public service employment in a different Colorado city. These clients were brought to the Atha Team by Fast Experts, and we enjoyed assisting them in pursuing their dreams of relocating in Colorado. Although their Olathe, Colorado home took over a year to sell, the family was a joy to work with, and it was rewarding to see them move to enjoy their outdoor hobbies in their prime location.
5) How did you get started in Real Estate?
After years of hard work and dedication at an independent real estate brokerage, Diana made the step to Keller Williams in 2012. Since then, she achieved the awarded status of Realtor of the Year in 2013 and hired on her first executive administrator the same year. Partnering with her husband Ian Atha, on business development and marketing, the couple powered to the top of the Montrose Real Estate Industry in only a few short years. The Atha Team was voted one of the Best of the Valley in 2016 and had 86.5 successful transactions that year as well as achieving the Montrose Association of Realtors Residential Sales Team of the Year. 2017 brought 100 successful transactions and the Valley's Best of the Best Residential Real Estate Agent award. Adding to the team, 2018 returned 78 successful transactions with Keller Williams Colorado West Realty.
6) Do you have any special education or training that will benefit your clients?
The Atha Team has the only certified Seller Representative Specialist through the National Association of Realtors in the Montrose area and three buyer specialists. Other certifications include the National Association of Realtor's Pricing Strategy Advisor: Mastering the CMA, 2017 & 2018 Montrose U Graduates, City of Montrose Leadership Development, Technical College of the Rockies Colorado Water Law, BOLD Class of 2018 and Maps Coaching.
