1) What advice would you give a buyer trying to purchase a home?
Always hire a real estate agent including purchasing a brand new home. The new home sales representatives only work on the seller’s behalf. You're allowed to have representation! By having a buyer’s agent there is someone representing your interests. This is especially important during negotiations and when problems arise.
Most of the time the seller pays the commission meaning it cost the buyer nothing to have a trusted advisor in their corner. An agent is also a great resource for helping you find a lender, home inspector, and other professionals to help you evaluate the condition of a home. Again, this applies to new construction as well.
Number 1. Look at their reviews, sales volume, home may homes have they sold? how long have they been an agent? It has always amazed me that people trust their most expensive purchase with a friend or a friend of friend that has just gotten their license to help them. Especially have this new licensee negotiate on your behalf against a seasoned pro.
Your agent does not have to be your best friend. They are a trusted adviser to help you make decisions.
2) What advice would you give a seller trying to sell their home?
Find an agent that wants to work for YOU. An agent that has a proven track record of success. An agent that is willing to explain and layout the plan(s) and let the consumer make the final decision in which direction they would like to proceed. There are only 3 main variables. Price of property, condition of property and the market conditions. All the rest is just fluff. PRICE ULTIMATELY IS WHAT SELLS! You can have the nicest property ever but if the price is wrong no one will come. Houses like cars are sold by price. If you see a brand new car for $20,000 at one dealership and the same exact car priced for $30,000 which car are you going to look at and buy?
Have someone who will market your home, sell it within a reasonable time frame, price it competitively, and ultimately find you a buyer.
6) Do you have any special education or training that will benefit your clients?
Experience is a great educator. With over 1,000 transactions executed I have proven myself to be a expert negotiator time and time again. Just me; not a team like most of my competitors. This amounts to $200,000,000 in closed sales volume. I also have CRS and continuous education seminars. Formal classroom hour courses in home marketing and buying, a marketing degree forced on retail sales. I am constantly keeping abreast of the latest trends and networking with other agents to learn and promote my clients' wants and needs.
