Andrea Cooper has been a licensed Realtor for 18 years in Pennsylvania. 1) What advice would you give a buyer trying to purchase a home?
Get Pre-Qualified and Pre-Approved before you start looking, so that you know what you are looking for!
2) What advice would you give a seller trying to sell their home?
ELECT TO DO A PRE-LISTING INSPECTION:
Everyone’s home is their most valuable asset, and ironically, it is the only commodity that we are willing to purchase BLIND! Typically, a buyer will fall in love with a home and go to contract based upon external factors. Even though a “Seller’s Property Disclosure†is required by law, it is not a substitute for a Home Inspection. Failing structures and systems surprise everyone with deals falling apart at the point of the inspection. When this happens everyone feels out of control, no one wants to pay for these repairs, and the buyer, now seeing the product fully disclosed, is not so much in love with the house anymore. As a result, the deal falls apart. Both buyer and seller suffer an emotional roller coaster ride, and the seller looses time on the market.
The advantages of electing to do a Pre-Listing Inspection for the Seller include:
• Being on the offensive and not the defensive! This gives you control and you are no longer at the mercy of your buyers and their inspectors.
• Knowing your home and addressing any issues up front!
• Selling as an “open book†will give you an advantage over your competition!
• Helps you to put a better price on your house!
• Buyer usually pads “what if†money into credit for repairs and will select the most expensive product of service when negotiating. You now have time to get your own estimates and do your own repairs, which in the end is a money saver, and keeps you in control.

4) Describe a recent transaction you are fond of. How did it go?
I am currently representing the best sellers in the world! Their previous deal fell through before they listed with me, and they are diligently making all of the repairs to their home that are on the previous inspection report. They are doing this without prompting. Dream come true!
5) How did you get started in Real Estate?
My mother has been a Realtor for over 60 years.

Yes, I am currently being coached by the top real estate coach in the country, Julie Harris from the Harris Real Estate University.
