Lat year, my husband and I found ourselves with a difficult decision. We met with Amber, explained our situation; Amber provided advice on quick fixes, as well as long term. Amber was understanding and treated us with respect. Throughout the entire process, Amber was compassionate and professional. When presenting offers, she would explain in full both the pro's and cons. She would assist us, helping us talk through the options. When the time comes to purchase again, we will be calling Amber!

We cannot say how grateful we were to have had Amber as our realtor. At the time of our house hunt, we were newer to the Santa Cruz area and had been working with a different realtor. Despite having a realtor, we were continually missing out on houses - the first we knew about them, they were already in aEURoeoffaEUR? the market. Amber was very professional during our transition to her as our new realtor, and on the first day we met her, Amber took us to several homes that were not even yet on the market (she clearly is very well connected). At the time we were obsessed about a particular area, however, after getting to know our family, Amber (very familiar with all areas in Santa Cruz area) introduced us to an area which was much more fitting for our family. Even once we agreed that this was the perfect location for our family, Amber continued to go beyond her due diligence and continued to show us properties from many different locations. Although she was not told of the actual address, Amber made us aware of a aEURoepotentialaEUR? home coming up on the market and Amber encouraged us to spend time there walking the neighborhood to get the feel of the area, she even suggested the kids bring their bikes to get their perspective on the neighborhood as well (a brilliant suggestion!). We fell in love with this area (which we never would have found without Ambers expertise) and we found and bid on our dream home the very day the aEURoecoming soonaEUR? sign was being pounded into the ground! Despite the listing agent being out of the country, Amber tracked the agent down, made our offer and followed through many times until she was sure that this agent had been in communication with the sellers. Knowing that this was aEURoeour homeaEUR? Amber helped us choose a price that would entice the owners to take it off the market (Amber understood that we didnt want any strangers roaming around in our house!). Suffice it to say - the aEURoecoming soonaEUR? sign went up on a Wednesday, our offer was presented Thursday and with Ambers appropriate and aggressive pricing, combined with Ambers brilliant suggestion that we present the offer with the contingency that there would be no open house that Saturday, the home was ours by Friday! As she is truly tapped in with the local area, Ambers expertise has extended well beyond the purchase of our home, as she continues to be a great resource for us (landscaping, plumbers/electrician suggestions, etc.).

Amber asked us to sign a 1-year contract instead of the traditional 6-month one - it should have been a warning flag. We signed it because Aptos is a hot market and we figured our house would sell in a few months. We told her we wanted to be aggressive because we had bought another house (from Amber) in the area and needed to sell our existing one. However, she didn't really do much market analysis. She did give us a price for a fast sale, but it wasn't even close to what we eventually had to sell it for. After nearly a year with no offers and less than a dozen people coming to see it, we finally asked to be released from our contract. We switched realtors and had our house in escrow in 5 weeks and escrow closed early. Amber is very nice, in fact she was one of the nicest realtors we've ever met. But after the first couple of months, she stopped connecting with us. There were no updates or suggestions on what to do. In fact, we initiated all contact with her for the last six months of the contract - always to ask her to drop the price (we dropped the price a number of times). Because it didn't sell right away, we assumed we had our house priced too high - although it was below the comparable houses and below the dollars per sq ft average in Aptos. It was strange, but she never suggested that we drop our price. Pricing was left completely up to us - she didn't really want to suggest pricing to us. She has plenty of positive reviews, so maybe she was focused on selling and showing other houses. We were always nice to her and she was always nice to us and she did an open house every time we dropped the price. But it didn't feel like a partnership with a professional who knew how to sell a house.
