Home "buyers" have varied timelines, so it's important to realize if the buyers are in a hurry to move or just browsing the market. You don't want to rush clients that are comfortable at a slower pace, but you also have to keep up with clients that are that are on a tight schedule. Buyers are great to work with because you can see the excitement on their face when they walk into a home they love, and you know you get to help them call it "home". Home "sellers" also have a broad range of factors to balance. When it comes to selling your home there are four components effecting its "sale-ability": location, condition, marketing and price. The location of the home can't be changed, but the condition can be improved, good marketing helps to put your home in front of buyers, yet the price is determined by the currently competing homes, and the recently sold homes. It's far more complicated then simply answering, "What's my home worth?" So why does the current competition have so much to do with what your house is worth? Because buyers are typically buying just one home, and they will comparison shop to get the most for their money, just as you would. Sellers want to know "What is their home worth?", but a better question is, "What is the likely SELLING price?", as actually selling the home is the goal, right? I know it can be hard for a seller to accept, but "worth" is subjective, and likely a little biased. A Realtor need be less "fortune teller" and more "historian" to appropriately value home. Why? Because if the buyers will be getting a loan to buy the home (as most do) then the bank's appraiser will assess the value of the home based on similar recently SOLD homes. Why use the value of recently sold homes? Because they have to determine what buyers have actually been willing to pay for similar homes, should the bank be put in a position of foreclosure and have to recoup their money. So answering what a home is worth is more complicated than likely expected. As the saying goes, "hindsight is 20/20", and bank appraisers couldn't agree more, but a balance of past and present values are necessary for a home to be accurately and competitively priced to sell.
