Our initial search was just to see what was out there, but when we decided to jump in and actively and purposely seek a home, Alicia was there every step of the way. When we told her this entire process was new to us, she provided useful tips from securing financing to negotiations to realistic expectations in the current market. When we were excited about a potential home, Alicia did her research, and when we met for a viewing, went through every nook and cranny to find all the pros and cons of not just the home itself, but the property and neighborhood. If she didnt have an answer to an inquiry I had, she would get the answer and follow up immediately. After the first few houses we saw together, she gained a sense of what we were looking for and what was important to us. She sent us listings that she thought we would like, and quickly set up viewings for the ones we sent to her. As no home is perfect, Alicia always touted the great things about each home, and also the not-so-great things we would need to consider if we were interested. Alicia is very dedicated to her clients and it shows - and is appreciated. We felt that she listened and understood that as first-time home buyers, we had so many questions, so she always took the time to explain how and why in her responses. We highly recommend Alicia. For instance, you can have an accepted offer and have signed a contract that gives you a specific amount of time for you to do due diligence, like inspections. This would be an inspection contingency. There are also mortgage contingencies to protect buyers if their mortgage falls through. There can be a variety of contingencies in a purchase contract, usually all have defined time requirements. When a listing agent shows the status of contingent on a listing, they are saying that there is an accepted offer on the property, but all terms have not been legally met yet.
Hello, Eric! Yes, 1-4 unit multi-family homes can qualify for an FHA if you owner occupy one unit starting at least 60 days after closing and staying at least one full year. FHA mortgages are government guaranteed loans which have requirements for the condition of the home to qualify. Some qualifications are listed below. Must have an undamaged exterior, foundation and roof Must have safe and reasonable property access Must not contain loose wiring and exposed electrical systems Must have all relevant utilities, including gas, electricity, water and sewage functioning properly.
