My experience with Andrea was amazing! I'm a first time home buyer and had so many questions. She took her time to answer my questions, day or night. She has expert knowledge on contract verbiage and also kept my best interest in mind. I ended up with a new build with a great deal. I was nervous about the process but she walked me through everything and stayed on top of the builder/selling agent. I ended up getting a check at closing because of Andrea catching unnecessary fees. Most likely nothing. Once you get to the appraisal, most likely all cancellation clauses have expired. Please know that appraisals are very subjective and not perfectly accurate. Appraisers have the leeway to plus or minus the various features of your home based on comparable homes. It can be all over the board.
Condition and Price dictate how much you get and how quickly. The more updated and clean the home is, the more interest you will have. A lower price will also generate more traffic and hopefully more offers.
Call a good Realtor
That is certainly up to you. The commission paid to the listing agent is split up in many ways. The agent usually has to share this with his/her broker first of all. Then the agent uses the remaining amount to market, list, follow up and a million other things behind the scene. (And pay Taxes)
