Last year* I was in the top 3% of buyers agents & the top 8% of agents overall in my primary service area. I serve throughout 757 and most of 804. I value availability, a strong work ethic, and saving my clients as much time and money as possible, whether buying or selling. I have access to 4 MLS portals, giving sellers maximum exposure to the many Realtors that feed homes to the buyers they serve, with approx. 90% of buyers using buyer's agents. I've seen where an agent in Richmond reached out to me about a listing in Hampton while having no idea about listings on the same street because they were virtually invisible to them since the other home wasn't on their MLS. It also gives me the ability to help buyers searching in a large coverage area for just the right home for them. I use the wealth of knowledge at Garrett Realty Partners, including that of my father, who has had a higher sales volume than anyone in many Hampton Roads cities for around 3 decades at the time of this writing. I believe that informed clients make the best decisions, and am dedicated to educating the buyers and sellers I work with to help in that regard. My honesty is both the biggest reason why sellers that interview me decide not to list with me and one of the top reasons why people that decide to work with me love me. I compete against other Realtors who know that by inflating the value that they say a home is worth and by telling them that it doesn't need any work even if it does that they will be more likely to get the listing. A Samsung S-21 Ultra 5-G in 2021, the best Samsung has to offer at the time of this writing, giving excellent image quality for video showings for buyers or repair/renovation updates for sellers across the world https://youtu.be/RMMVx73JHKo 2. A ladder for scuttle access to attics 3. A laser temperature reader to help with temperature differentials, especially with 2 story homes that don't have great insulation & are single zone. It's also helpful for walk through inspections with measuring the water temperature. 5. A laser measurer to expedite room dimensions, distance between stove and above microwave, etc. 6. Ipad Pro & Ipad Mini a. available for clients to borrow during showings if desired, including but not limited to for notes on the listing with an Ipad pen b. The Ipad Pro is an excellent way to view an aerial tour with my drone as it occurs if no aerials are present for the listing, which is especially helpful if planning to build, purchasing acreage, scouting out the area, or planning to later add a second story 8. Toolbox 9. GoTreads to help assist entry/exit in vehicles for showings on difficult unpaved surfaces 10. Portable printer for those who aren't tech savvy with offers & other paperwork where no amount of instruction is sufficient to assist with digital signatures, despite my digital resources that I've put together including via video for instruction 11. A thermal imaging camera I can freely offer buyers the advice they often need to boost their credit (to help them buy or buy at lower costs with reduced rates) or introduce them to a program to buy where credit score is not considered for no down payment, below market interest rates through a non-profit. Many buyers are looking for down payment assistance and other resources to help them qualify & save. My list of programs to help you save is so comprehensive that I offer $1000 to anyone who can show me a more comprehensive list without copying mine. These programs include literally half off homes, no down payment loans up to $2,000,000, a program to buy where "credit score (is) not considered", $40,000 in down payment assistance, 0% interest loans, 38 year loans, and otherwise. What I Offer to Sellers My marketing is so effective that I would like to describe an exemplary listing where I received an offer $40,000 higher than the closed price of another agent. On that occasion, a listing of mine had 3 offers while I listed it. The seller went against my advice and rejected the highest offer. Shortly after they listed with another Realtor, convinced that I was not marketing the property enough despite marketing efforts that far exceeded that of a typical listing, likely in the top 5% of active marketing for homes. A year later, it sold through that other agent, one of the top agents in VA, for $40,000 less than the offer that they had rejected while I was the listing agent that I recommended that they not reject.
