Why is my house not selling?

I have been on the market for 3 weeks now and have had a lot of showings but not offers. I fixed it up. We dropped the price last week but still nothing. I don't know what else to do.

Hi Bill. Ohio, like my neighboring state of Pennsylvania has a seasonal real estate market. Things tend to slow a bit in the winter time. The seasonal market slow paired with the increased mortgage rates are making home sales a little different than they were six months to a year ago. I would ask your listing agent what the feedback is from the showings. If you are having a good amount of showings but no offers, buyers may be finding other homes that they prefer over yours for the price. For whatever reason. You may need to price even more competitively or be patient until the market picks up. Best of luck.

Ask your Realtor what the remarks and reviews are with each showing. Maybe it is not priced properly for your market area. Maybe there are things you can fix. Good Luck.

Bill: Various real estate markets are different, and it could be that your market is traditionally slower this time of year. Let your agent know your concerns and ask them to run a Comparable Market Analysis (CMA) to make sure you are priced properly based upon recent sales and the condition of your home compared to those recently sold. I would also as you agent to reach out to the agents that have shown your home for some feedback on why their buyers were not interested. There may be some changes you could make that would be effective.

Typically, around the holidays, the market slows down as people are involved with travel, family and friends. It you continue to get showings and no offers, and there are no physical challenges to your property such as an awkward location, strange floor plan, etc. I would consider a price reduction.
