If you purchased a year ago then you really need to talk to a local expert. Each market is different and where you homes value is today vs last year or even a few months ago has changed. To know what it will take, and how much it will cost, estimated timelines and more are all things a great local agent will know how to advise you on, and navigate the process with you.

Hi Viviana, I have done this with clients lots throughout my career, even months later sometimes. In some cases people even make a huge increase from their sale. If the numbers are not looking great, professional real estate advice will help guide you the best. You are sometimes your best comparable, which sometimes is not great for you as a seller; if thats the case, see if making some modifications to your property change that into something that has more value. Do not just list it, plan, strategize and succeed.

Viviana, You should contact a local Realtor to help you determine the current value of the house and evaluate if you have enough equity to sell without taking a loss or having to do a short sale.
