What to do?

Hello, I am looking to sell a house that has a newer hvac system that works great but the warranty is voided due to me missing annual maintenance per warranty. Will a lender still consider my home worthy for a buyer. I’m worried and need to sell quickly. Am willing to reduce price

Yes, the lender is only concerned that the HVAC system is in good working order.
