  • Real estate termination fee?

    Should our real estate agent have informed us if we terminated the contract as sellers there was a clause that they would still receive 5% commission ? Our agent never told us if we terminated the contract we would owe him the 5% when we signed the listing agreement. We wanted to switch agents but we didn’t realize this was written in the contract.

    Do low commission realtors do less for you or offer less services? I would understand if something got cut out with a lower commission, I'm just wondering what would get cut. Or if our house would sit on the market longer or we'd get a lower price when selling.

    I own a medical practice for which I rent space. The landlord happens to be the Dr. I bought the practice from. It's a basement level space with water damage. Most recently a pipe burst requiring plumbing repairs. Landlord says I bought the practice, so I should repair it despite the purchase agreement not listing plumbing, electrical and flooring specifically. My casualty insurance is only paying for damages, not repairs by the way.
