Everything in a real estate transaction should be in writing and agreed upon by signing & dating by both parties in the transaction. What should be listed is -- what will be done, by whom, by when and who will pay. This covers both parties. Talk to your listing agent and/or your attny.
Not sure if there is an official form from NAR, however I have used this one. Email me if you would like a copy of mine. It reads " Unrepresented Buyer Form Property _________________ NOTICE: A buyer is not required to have professional representation to purchase real estate. Broker Commissions are not set by law and are fully negotiable. Prospective Buyer(s) “Buyer” hereby declares that they do not have professional representation and have not entered into a representation agreement. Prospective Buyer acknowledges the Agent is allocating time and resources and performing Broker Duties to facilitate the showing of the Property, and therefore should the Buyer choose to elect representation then Buyer shall be represented by Agent’s brokerage for the purchase of the Property. Prospective Buyer hereby acknowledges, understands, and agrees with terms on this document." Followed by signatures Hope this helps
