Depends where you live. Here in Arizona we no longer have any warrantied items as per lines 191-199 of the 11 page Arizona purchase contract. In short, the property is sold in the current condition it is in at the time of offer, we no longer have an "as-is" addendum that we use because of this change (purchase contract changed to reflect Feb 2017). Talk to a local realtor to see what your market will allow. Here in Tucson, AZ it is an extreme seller's market. Some buyers are waiving their inspections on the offer in order to purchase the home. This means that you, as seller, do not intend on making any repairs to the property as part of the sale process. You might have to set the sale price taking into account the condition of the property and reduced the price accordingly. However, currently in the Phoenix Metro area, Seller's are getting multiple offers and some offers are over the asking the price. If your home is move-in ready in a decent location, and is priced based on comparable sales in the neighborhood - you should be able to get top dollar, As-is.

In a hot market such as this, selling as-is shouldn't hurt your pricing as long as you aren't facing major structural or safety issues. Many buyers in a competitive market are solely having their inspections to ensure there are no major defects or safety concerns. Depending on your buyer pool where your home is located as well, the loan types that you anticipate on receiving may slightly impact this due to the appraisal requirements of FHA vs. Conventional for example!
