My neighbor's messy yard is ruining my curb appeal

We work hard to have a nice yard and have regularly maintained the outside of our house. However, next door, it's a mess. Weeds are everywhere and they do the minimum to cut the grass. There's trailers and cars always parked around and general items that just sit around and looks like junk. I think this is going to hurt the sale of our house. What can we do? Can we offer to clean it up for them?

Easement Rules?

We have large easements around our house. We've planted trees, bushes, flowers, etc in them. Is there any cause for concern about this when selling? We have a fence, plantings (in the easement) and yard.

Will unpermitted basement finishing affect my sale?

Most people in my area have unpermitted basement finishes. Either they do the work themselves, or have a buddy that finishes the basments. Super common. But I'm wondering what will happen when I sell? I finished the basement, it looks amazing. It added living spaces 2 rooms and a bathroom to our house. Will these count in the listing and in square footage?

Comparative

Can you prepare a comparative market analysis for a property? Corner lot, 5.14 treed acres, next to forest land. Fenced yard, well, septic, electricity & hard-line phone. Small shed, garage & HUD-decertified manufactured structure 76x30. nHow important is certification, title, etc.; how is it addressed if they don't exist? Is the property marketed as vacant land, or cash buyer only? nHave you any experience in this issue?

Am I stuck selling to my neighbors son because I said yes out loud?

My neighbors son asked to buy my house and I said ok to a price. We shook on it. Nothing was signed. Now a real estate agent told me I could get a lot more if I list it. Do I have to sell to him because I said yes? I know I should have talked to a real estate agent first but now I need some advice from one!

What should I check for liens and title problems before buying my first rental?

Before I buy my first rental, is pulling the public records for liens and back taxes something I should be doing myself, or is that what the title company covers?

Should I raise my list price back up after adding the upgrade a buyer asked for, or just eat the cost to get it sold?

I listed my flip for $600k two months ago and dropped it to $565k, but buyers keep asking for central air, so I'm finally adding it this month even though my break-even is $555k. Should I bump the price back up to around $575k to cover the cost, or keep it at $565k and take the smaller margin to get this sold, and how would an agent typically price something like this?

I lost my job three days before closing, what should I do now?

We're supposed to close on our house Friday and I got laid off Tuesday, totally blindsided, with just two weeks severance. My wife still works full time, but our pre-approval was based on both incomes, and we've already given notice at our rental with the moving truck booked for next weekend. I left a message for our loan officer but haven't heard back. Is there anything we can actually do right now, or is this deal basically dead, and what should we be prioritizing first?

Infringing and to my property over the last line

My neighbor has been planting shrubs over the last line after my property. I have had a survey completed and he told me he would see me in court. So where do I stand about him removing those bushes?
