I moved to Virginia years ago but still own a 3 bed 2.5 bath townhouse I bought in the 2000s in Delray Beach that I been renting out for $2,400 a month, and its honestly wearing me down managing it from so far away. The HOA dues and insurance have both gone up a lot lately and the place needs some work too. For someone selling a rental like this from out of state, would an agent recommend listing it normally or trying to move it off-market fast?

Im trying to sell a property in Phoenix and need to know NOW if this is a sellers or buyers market. Everyone keeps saying the holidays are slowing things down and buyers have more leverage, is that actually true here or just talk? I dont want to sit on this listing for months, so should an agent tell me to price aggressive now or wait it out??

My neighbor's messy yard is ruining my curb appeal

We work hard to have a nice yard and have regularly maintained the outside of our house. However, next door, it's a mess. Weeds are everywhere and they do the minimum to cut the grass. There's trailers and cars always parked around and general items that just sit around and looks like junk. I think this is going to hurt the sale of our house. What can we do? Can we offer to clean it up for them?

Does a 2-1 buydown rate actually go back to my real fixed rate afterward?

I bought a new construction home this year with a 2-1 buydown: my permanent rate is 4.75%, but payments are based on 2.75% the first year and 3.75% the second before settling at the full 4.75%. Someone told me the rate could change after the buydown ends, but my mortgage documents clearly show 4.75% as fixed for the life of the loan. Did anyone else's payment just step up to the real fixed rate once the buydown ended, with nothing else changing?

Do buyers go to the home inspection?

I want to go to the home inspection to see what it's all about. And it'll give me a chance to take measurements in the house and just get a feel for it. I'm getting push back from the agent and the seller tho. Why? Am I not supposed to go? It seems like I should be able to look into the house myself since I'm the one buying it.

Can a seller not tell you a house has an HOA before you buy it?

We bought a house in Texas and nobody told us it has an HOA. Now we got a letter saying we owe dues. Is that allowed? Does an agent have to tell buyers about the HOA before they buy the house?
